The first 48 hours

  1. Stop the water at the fixture or the main shutoff, and turn off power to wet areas if you can do it safely.
  2. Take pictures of the wet areas, the cause and damaged belongings before you move them.
  3. Get soaked rugs off the floor and raise furniture onto blocks.
  4. Run fans and a dehumidifier, and open cabinet doors and closets.
  5. Get moisture readings even when surfaces feel dry: wall cavities, subfloors and insulation hold water out of sight.

Common water sources in Raleigh homes

Summer storms bring the most rain. July, August and September are the wettest months at Raleigh-Durham Airport, averaging 4.71–5.15 inches each (NOAA normals), and that is when roof flashing, skylights and windows tend to show their weaknesses. The other big source is the air conditioner. Dry it, or tear it out?

When clean water hit a wall and the board dried out in roughly two days, still firm and unstained, it can usually be kept. Board that stayed soaked longer, drew water up from a wet floor, or has visible growth is normally cut away a little above the highest wet mark. Insulation and carpet pad that stayed soaked generally go. Insurance and paperwork

Policies more often cover water and mold damage from a sudden event, like a burst pipe, than from a slow leak. Keep photos, receipts for fans and dehumidifiers, and any emergency repair bills. Ask the company to price the drying work and the mold work on separate lines, because insurers often handle them differently, then hold the estimate up against the typical mold remediation costs to see whether the numbers sit in a normal range.
